Investment Info:

Single-family residence fix & flip investment.

Purchase price: $121,669
Cash invested: $30,000
Sale price: $240,000

Beautiful October 2020 Renovated Charm, open floor plan, 4 bedrooms, and 3 full bathrooms W/additional living space in finished basement. Some of the many updates include complete kitchen make-over (from the floor up). New wood floors throughout the house. Bathrooms make-over. New garage doors. Cul-De Sac, back deck overlooking woods.

What made you interested in investing in this type of deal?

This was a rental we held until the market was right and decided to flip the property once the tenant vacated the property.

How did you find this deal and how did you negotiate it?

This deal was made on the phone while making cold calls and we negotiated the deal with the homeowners who had to relocate.

How did you finance this deal?

We finance this rehab in house.

How did you add value to the deal?

We did many upgrades to the property to include new floors, master bath renovation, and a newly renovated kitchen.

What was the outcome?

We had a buyer three days after we listed the property

Lessons learned? Challenges?

Get the small stuff done like gutters and window repairs/replacements up front; don't try to save money or cut corners on anything that would help make the property more attractive to your buyers.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I work with a team that consists of all the listed real estate professionals.
