4th Deal: The Sheila Project

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $25,000
Cash invested: $80,000
Sale price: $190,000

This was a red tagged house, thankfully for one of my mentors' coming along with his experience we were able to make a killer deal.

What made you interested in investing in this type of deal?

I had to lean heavily on my partners experience with his construction business and the fact that he was local to the deal.

How did you find this deal and how did you negotiate it?

A 1st time wholeseller reached out.

How did you finance this deal?

How did you add value to the deal?

I ended up just being an equity investor.

What was the outcome?

Great deal

Lessons learned? Challenges?

Due to the property being an hour and a half away, I wasn't able to be as present as I wanted since I had to run my own business as well.
