Investment Info:

Townhouse wholesale investment.

Purchase price: $40,000
Sale price: $55,000

This was a wholesale deal we recently completed to help a motivated seller who was looking to unload his existing property which was in need of renovation and buy a new home.

What made you interested in investing in this type of deal?

This was an opportunity to help a homeowner with a distressed property that he didn't have the money to renovate and was ready to move on and purchase a new home. Selling this home enable him to purchase a new property.

How did you find this deal and how did you negotiate it?

This deal was bought to me by another real estate agent.

How did you finance this deal?

No finance was needed.

How did you add value to the deal?

The price and location helped with selling this property quickly.

What was the outcome?

Quick profit of $15,000.

Have the homeowner sign a document stating that you are not responsible for any of their personal items in the house.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

The title company we used Clearview Settlement Solutions completed this transaction in a timely manner.
