Single-family residence buy & hold investment in Atlanta.

Purchase price: $40,298
Cash invested: $20,149

2 bedroom, 2.5 baths, 1184 sq ft townhouse

What made you interested in investing in this type of deal?

proximity to airport and property near airport will go up with all the airport construction going on.

How did you find this deal and how did you negotiate it?

Found it through zillow, trulia, redfin, relator.com and other apps

How did you finance this deal?

cash offer with partner

How did you add value to the deal?

split 50/50 with partner and found the contractor to do all renovations

What was the outcome?

an up to date townhouse in a quiet subdivision near airport.

Lessons learned? Challenges?

General contractor left project midway... and have had to deal with all the challenges you can imagine with getting the property fixed up after that and fling suit against the contractor and all its legal implications involved as well
