Help me Analyze if this is worth pursuing

I am new here though thanks to the resources, i feel confident in investing in rental properties. I am looking to buy an older 1980s built duplex that is leased atm with long term renters. I intend to put a 20% down & 30 conventional loan. After PTI, i am looking at ~$300 in monthly income. Please help review if this is worth pursuing. https://www.biggerpockets.com/...
