Single-family residence buy & hold investment in Sioux Falls.

Purchase price: $150,000
Cash invested: $2,500

Purchased a 2+ bed 2 bath 2 stall garage in February, basement already had another 1/2 bath and 2 framed bedrooms. Finished basement for $2500, and now renting for $1500/month will be increasing in 2021. Valued at about $199,000 right now.

What made you interested in investing in this type of deal?

The house was significantly under valued, and I knew it would make a great rental with the amount of bedrooms/bathrooms and location to colleges and hospitals in Sioux Falls.

How did you find this deal and how did you negotiate it?

I found the deal from inside my brokerage, agent told me the bottom dollar the seller was willing to take, so easy.

How did you finance this deal?

Conventional Financing

I was able to work with my business partner and find the deal before it hit the market.

I was the real estate agent for the buyers side of this property. We worked with a local lender in Sioux Falls.
