Investment Info:

Single-family residence buy & hold investment in Austin.

Four Bed
Three Bath
No neighbors behind
Garage bump out

What made you interested in investing in this type of deal?

Pre-construction pricing with premium lot selection. Gave us approximately 8 months to secure funding and newer house meant easy turn key over to tenants. We had it as a homestead for only 1 year.

How did you find this deal and how did you negotiate it?

We were already living in this neighborhood.

How did you finance this deal?

Conventional loan as it was purchased as our homestead.

How did you add value to the deal?

Preconstruction pricing meant we came in immediately with equity.

What was the outcome?

still renting.

Lessons learned? Challenges?

Nothing out of the ordinary for construction.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Debbie Barrera with Realty Austin. She sticks to this market and as a result is quite an expert on trends. If you're looking at Austin, she's great. There are other agents; however, that may be better on the outskirts of Austin.
