Custom Lake View Flip - Hardest Framing project I've ever done

Single-family residence fix & flip investment in Kirkland.
Purchase price: $750,000
Cash invested: $195,000
Sale price: $1,325,000
We sourced this deal ON MARKET, located in Kirkland, a high-end suburb of Seattle. By far one of the hardest framing projects I’ve done. Scope of work: Reframed entire house, replaced all systems, custom windows installed, installed new flooring and tile, new kitchens and bathrooms, installed new septic system, siding, new fences and fixed the pool. Due to price point and style we upgraded our budget with custom cabinets ($15k), metal roof in areas ($25k), and designer mid-century lights ($2k).

Lessons learned? Challenges?
The home was custom designed in the 50s by an apprentice to Frank Lloyd Wright. His signature was his angles of his walls, all walls were framed at a 90-degree angle. While this made the home unique and one of a kind, we had to modernize the footprint but maintain the architectural integrity of the home. We had to inch out every bedroom to get the home to a more conforming footprint.
