Investment Info:

Single-family residence wholesale investment in Greeley.

Purchase price: $145,000
Cash invested: $10,000
Sale price: $210,000

Original exit strategy was to rehab this property, but commercial investors were interested in buying up the area. With some negotiating, basically wholesaled the property to the investors, having them pay closing costs, and no commissions. Property is now a rental, waiting for future endeavors.

What made you interested in investing in this type of deal?

We buy and sell houses in Greeley, Colorado and throughout Northern Colorado

Keep your eyes open to what is going on around your properties. I profited more by doing a very minimal amount of work to the property and selling to the commercial investors, than I had planned on making by rehabbing and selling it. Also, never be afraid to negotiate!
