Single-family residence fix & flip investment.

Purchase price: $100,000
Cash invested: $80,000

Older home in the Pasadena area that we found through an online marketing campaign

What made you interested in investing in this type of deal?

We believe this to be an ideal home to convert into a multifamily home.

How did you find this deal and how did you negotiate it?

Online marketing. I had to follow up on this home for over a year before we were able to settle on a price.

How did you finance this deal?

Private Capital

How did you add value to the deal?

We rehabbed the entire home and converted it from a single - family home into a duplex.

What was the outcome?

The home is currently listed on the market

Lessons learned? Challenges?

After the pandemic hit, we experienced higher cost situations for rehabbing as well as a ton of delay. I quickly become over leveraged but I have learned a lot on this deal.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes, Title company, Private Lender, and Agents that I would definitely recommend.
