Investment Info:

Single-family residence other investment.

Purchase price: $165,000
Cash invested: $8,000

Making some major updates, moving in next month. Currently debating living-in for a while then renting vs flipping. (Most likely live in then rent - Estimating 350-500 cashflow monthly.)

How did you add value to the deal?

Escrow account to repair all basement issues, no out of pocket expenses down there (Extensive mold issues.)
Self-pay cash for bathroom, kitchen, updates. (Most work performed on our own.)
