Investment Info:

Single-family residence buy & hold investment in Indianapolis.

Purchase price: $79,000
Cash invested: $9,000
Sale price: $106,000

3 bed 1.5 bath home in speedway, didn't appraise when purchased (intended on purchasing for 84,000). I put in new carpet, and painted the entire interior. ($3000) I then rented it for $950/month. One year later I sold to a fellow real estate agent for 106,000 with no fees.

What made you interested in investing in this type of deal?

I was purchasing it as a 2nd home to live in while I was waiting for a house to be built.

How did you find this deal and how did you negotiate it?

I found this deal through a real estate agent in Indianapolis and purchased it without stepping foot inside.
