First Investment - SFH Statesboro, GA

Investment Info:

Single-family residence buy & hold investment in Statesboro.

Purchase price: $168,000
Cash invested: $45,581

Our first investment property we bought out-of-state. It's a 4br/4ba in a college town, rented by the room by college students. Total rent is $1600, but going to increase to $1800. Built in 2018, we thought it would be a good first investment that would be low maintenance and little to no turnover.

What made you interested in investing in this type of deal?

The numbers worked for what we were looking for in our first investment.

How did you find this deal and how did you negotiate it?

We found the deal after researching the real estate in Statesboro, GA. We got an agent who was into investing and he recommended some homes in this neighborhood. After offering on a few of those, we were able to make a deal on this one.

How did you finance this deal?

25% down, conventional loan, 3.625%
