Pelham 2 Family. Looking for hard money investor.

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $380,000
Cash invested: $76,000

We have a 2 family under contract. Financing is in place. We are working on raising some of then money for the 20% downpayment.

What made you interested in investing in this type of deal?

Listening to podcasts on house hacking strategy.

How did you find this deal and how did you negotiate it?

Home was in the family. Negotiated based off FMV and estimated the cost of doing the necessary updates.

How did you finance this deal?

Local bank commercial loan.

How did you add value to the deal?

Planning on house hacking and updating both units cosmetically. We plan on using the BRRRR.
