Seller-Financed Deal in Lebanon, PA

Small multi-family (2-4 units) buy & hold investment.
This was my first seller-financed deal and it was hard to imagine things going smoother. The owners were very nice and gave me a great interest rate. It was good experience to negotiate the terms and set things up properly.
What made you interested in investing in this type of deal?
I loved that I didn't need to put that much down, as the more they hold for me, the more they make in interest. Win-win for both of us.
How did you finance this deal?
Owner-financed -- they are holding the note for me.
How did you add value to the deal?
I turned the two-car garage into storage units and will be able to raise rents this winter.
