[Calc Review] Help me analyze this deal

Hello all, I've been running reports for a bit now and I'd love some feedback on this one. What am I missing? What have I under/over calculated? etc. I see that the post-refinance is less than $100, but with estimating ARV and rental rates ... is it close enough to be worth considering?

Also, the purchase money is private funding, with details TBD.

I'm using this as a practice run, so any notes you have are helpful! Thank you.

Numbers to optimistic when comes to the refi.  Doubt you be getting a 3% rate on an investment property.  Be more like 4%.  Did you figure in closing cost for the refi?  Those will be around $6k.  Is the $2k closing cost accurate?  Sorry, not trying to be rude but numbers just no good to me.  Also, how did you come up with the amount for renovation work needed?  If not done this before your numbers could be way to low.  Usually whatever I figure a rehab is going to cost, I then add an additional 10% on top of that.  Usually I am within a few thousand dollars on rehabs doing it that way.  There are always unexpected items.
