Investment Info:

Single-family residence wholesale investment.

Purchase price: $145,000
Cash invested: $145,000
Sale price: $155,500

Acquired property with the intention of renting, but off-loaded instead. Was able to sell at 69% ARV.

What made you interested in investing in this type of deal?

Property located in B+ neighborhood, and had multiple exit strategies (flip/rent/wholesale).

How did you find this deal and how did you negotiate it?

Found the deal through referral. Negotiated by uncovering homeowner needs and addressing them.

How did you finance this deal?

Was going to finance using hard money.

How did you add value to the deal?

Worked through title issues.

What was the outcome?

Outcome was getting a great deal, helping a fellow Houstonian transition, and getting paid while doing it.
