Acquistion Strategy for Free & Clear w/Tenants
Hey All,
I got a yellow letter response from a landlord with a free and clear property worth around $450K with good tenants in place. They've been there 5+ years, pay on time, he never hears from them or has to visit the property. Sounds like easy cashflow.
For me there are two options here. 1) Cash him out via a wholesale deal if he'd be willing to let it go below market, or 2) find a way to creatively finance this and enjoy that cashflow.
So how might a deal like that look if he's getting 1725/mo from his tenants with no debt service? It would seem to me that seller backed financing would be out, as my payment to him would need to be at least 1725/mo for him to consider it, and hence not leave any cash flow for me.
If I can't offer a lender a down payment, do I have any options?

Current Rent: $1725/mo
My desired Cash flow: $250/mo
Any insight is appreciated. I am in uncharted territory.
