Finding comparable to help with an ARV for my Duplex.

So, here's my problem, I'm looking to renovate my duplex and refinance and pull cash out to buy another property. Brrrrrrr! But I can't for the life of me find comparables to get an ARV. The property I own is in Frostproof, Florida. For you folks, who've been in the game a while what should I do?
