[Calc Review] Help me analyze this deal

Needs new siding, windows and doors. Quote for that came in at 40k. Its an older house and wiring has not been looked at as far as I know. Needs a new roof at 10.5k. the 30k left in the budget would be for the inside which would need cosmetic work. Does this look like a good deal. Trying to get it for 80k but planned a max of 100k. Just worried this being a large rehab.
