Vacant land wholesale in Columbia, NH (105 acres)

Other wholesale investment in Colebrook.

Purchase price: $55,290
Cash invested: $1
Sale price: $75,000

Great wholesale where I found the buyer before closing. Used a double close on this one, which added a lot in closing costs and I also had to pay the transfer taxes twice, but it was worth it!

No financing, double close

How did you add value to the deal?

I found the right buyer through marketing and helped a seller with a property they had been paying property taxes on for 20 years after inheriting.

What was the outcome?

Made $17,546 on the wholesale.

Lessons learned? Challenges?

The main challenge with this land was access, it was hard to get to and since GPS didn't work out there, even harder. Had to communicate a lot with potential buyers and come up with some different ways to show them how/where the property was located.
