Investment Info:

Single-family residence fix & flip investment in Fairburn.

Purchase price: $195,000
Cash invested: $32,000
Sale price: $349,900

Whole Home cosmetic renovation, systems, paint, flooring, counter tops and cabinet refinishing.

How did you find this deal and how did you negotiate it?

The owner found us through internet marketing

How did you finance this deal?

Private Money Lender

How did you add value to the deal?

Cosmetics were all that was needed to achieve maximum market value. Home was in relatively good condition and the property was sought after because of the style of home and acreage.

What was the outcome?

Successfully sold the home to a happy, owner occupant buyer.

Lessons learned? Challenges?

Make sure if there is an out building that has power that the electrical is up to code. Former owner ran electrical but we had to re-wire, trench and place in conduit and replace breaker box.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

We worked with ERA Atlantic Realty for acquisition and disposition and Property Pro Services, LLC. a licensed general contracting firm for the renovation.
