3 unit, new construction, residential in Sunrise, FL

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Called in by previous client to manage a new construction triplex consisting of a 1st floor, 3 BR, 2 BA apt (1,800 SF) and 2nd floor consisting of 2 - 2 BR, 2 BA apts (700+ SF ea), with parking lot. Footers, foundation, and walls were barely complete when I took over. There were deficiencies in concrete work and underground plumbing. Hired new GC and tradesmen, created new schedule and budget. Fixed deficiences, increased quality and pace of work. Project was completed and fully rented on-time and within new budget.
