3 unit, new construction, residential building in Sunrise, FL

Investment Info:

Small multi-family (2-4 units) other investment.

Brought in by previous client and asked to take over project management of a building consisting of a first floor, 3 bedrooms, 2 bath apartment (1,800 SF) and second floor consisting of two - 2 bedrooms, 2 bath apartments (700+ SF each), plus a parking lot. Footers, foundation, and exterior walls were barley completed and project was already behind schedule and overbudget. Plus, there were correect problems that needed correction and underground plumbing was incorrectly installed. Took control of the project, hired new GC and tradesmen, created new timeline and budget, corrected work realted deficiencies, increased quality of work, pace of work, and inspection approvals. Project was completed and CO'ed ahead of new projection date, within new budget, and all units rented.
