Please Help me analyze this deal

Purchase Price: 70k

ARV: 135k

Repairs: 42k (quoted at 30k, but would like to leave some cushion)

Rent: $1,100

Refi: 80% LTV

HML: Loan for 94K @ 10.5% for 1 year

4 months for completion completion. 

This would my first investment property and would like to hear your feedback and thoughts.
