First Investment Property for Myself

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $99,000
Cash invested: $10,000

My partner and I bought this property at $45,000 and put $16,000 in for rehab and had the property appraise for $107,000. After buying him out I'll have this property collect $900+ in rent.

What made you interested in investing in this type of deal?

After studying my market I saw that they was opportunity in an under valued area.

How did you find this deal and how did you negotiate it?

Off-market

Traditional financing

How did you add value to the deal?

A complete rehab of the interior and exterior of the property.

What was the outcome?

I put in $60,000 and the property came out to appraise for $107,000.
