Investment Info:

Small multi-family (2-4 units) commercial investment investment.

Purchase price: $169,000

B+ Neighborhood Duplex, established tenants, low rents. Largest challenge is bringing rents up to market.

What made you interested in investing in this type of deal?

Duplexes are HARD to find and great investments. So the fact that it was a DUPLEX is the real reason.

How did you find this deal and how did you negotiate it?

Great Realtor

How did you finance this deal?

Commercial Portfolio Loan

Lessons learned? Challenges?

Tenants with low rents for the market, so going to have to bring them up to market.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Great AGENT
