Single-family residence buy & hold investment.
Purchase price: $600,000
Cash invested: $150,000

Large house in a good location close to Emory/other universities, decent airbnb spot

Honestly I just found the home on zillow and low-balled, it wasn't staged well and was on the market for a while

30 year fixed
How did you add value to the deal?
Airbnb the extra guest rooms
What was the outcome?
$15k netted in first year

Don't accept local airbnb guests LOL.
Always negotiate credits on old AC units
