My first deal in SFH investing

I’ve recently been told about an owner wanting to sell his rental house by my gym partner, a local real estate agent. The house is in a neighborhood where the average value of homes vary from 45k to 60k. The house currently has tenants in it that have been there for 8 years and “have never shown signs of leaving” via the current owner. Current rent is $665/ month and the owners listing price is $65,000. Interior could definitely use work but I wouldn’t worry about that until after current tenants leave. Any tips/ advice?
