Hi BP fam, I'm running the numbers and looking up a few things. I'm wondering what your thoughts are on this property. I wouldn't be living in this property. With using a conventional loan and PMI 1% list price, 5% down on loan (using BP calculator, doesn't allow lower than that), it's showing a $868/mo cash flow and 3.41% CoC return. The CoC is lower than ideal of course. But cash flow is pretty high. I think the list price is too good for the central Texas area, but I'm still learning you know. New paint and carpet inside; outside look needs some work. I'm wondering if you see anything important that I may be missing. I could easily be overlooking something big. I haven't invested in a property yet but have been learning so far. Thanks in advance!
