Looking for financing on my first deal in MA

Hello all, we've come across a seemingly good deal in Worcester county (MA) and we need to find a private/ HML for funding. This will be our first deal, but we have preparing for a while.
Purchase price- $230k

Rehabs estimate- $35k mostly cosmetic- floors, appliances, paint etc

ARV- $330-$350k.

Does anyone have any recommendations?
