Newbie - can someone review my analysis?

I built this sheet but could use some advice on if this is complete enough.  I validated the rents and comps (as close as I could).  The owner will finance (at a high rate).  Is this a decent deal?  What else should I look at/for?  I will be managing it myself.  

What ROI do you expect out of your deals?
