My first big investment for 10 years away retirement.

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $700,000
Cash invested: $18,000

Beautiful Four separate 3 bed 2 bath, 1567 Sq Ft, ICF, 6 Star, concrete in-floor heating homes.

What made you interested in investing in this type of deal?

Didn't want divorce equity sitting and not working for me. I was already a renter for 2 years in the 4 plex I bought.

How did you find this deal and how did you negotiate it?

The owner planted a seed in my head 2 years prior because he is always moving forward and building.

How did you add value to the deal?

I did my research what it would cost to build new, stick builds and not ICF.

Lessons learned? Challenges?

I would ask that the previous owner not follow around the lending appraiser.
