Structuring a Subject To Deal on a Listed Property

How would you structure a subject to deal to motivate the listing agent to work with you? In this particular deal, the listing agent is also representing me as the buyer. I'm guessing that I can provide a finder's fee to the realtor then work with them to list the property after I rehab it? Let me know if you have any other great ideas!
