From 30yr to 15yr loan, should I cash out?

My condo was originally a 30 yr loan (115k) thats been paid down by tenants for the last 10years.

I refinanced 14 months ago into a 15yr loan - no cash out before getting into real estate investing.

It's currently appraised for $255k (76k left of the loan) and I'm thinking about refinancing again but this time with a cash out option for roughly 90k to buy another property.

Would you refinance that 14yr loan into another 30yr or just leave this alone and focus on another source of income?
