Investment Info:

Single-family residence fix & flip investment.

Purchase price: $72,000
Cash invested: $23,000
Sale price: $135,000

Grandview flip. Near where we grew up. Fairly simple rehab, great profit.

What made you interested in investing in this type of deal?

Done remodeling my whole life, so it's a no brainer!

How did you find this deal and how did you negotiate it?

My dad knew the owner and told him we were looking for a house to flip.

How did you finance this deal?

Company line of credit. CC's for some of the rehab.

How did you add value to the deal?

Redid both bathrooms, added a shower in the master bath. New everything

What was the outcome?

$40k net profit and it let a fire in us to do a lot more like it!

Lessons learned? Challenges?

Fix the HVAC first. This one went a little too well and may have spoiled us some.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I'm the agent and our buyers came unrepresented.
