What’s your opinion on buying manufactured homes?

So I’ve been working my way through the bigger pockets podcasts and reading as much as I can and trying to analyze deals in my area (Phoenix/East valley area) but I’m finding that unless I want to do a flip, or be a slumlord, I’m way out of my league financially. I kind of want to steer away from any major rehabbing for my first deal and came across some mobile homes for sale. They are in very livable conditions and much closer to my price range. Would these be a good way to build a portfolio or is there a lot I don’t know that would make it more of headache than it’s worth? Thanks for any insight.
