Investment Info:

Large multi-family (5+ units) commercial investment investment.

56 Unit class B on the water in Apollo Beach, FL

What made you interested in investing in this type of deal?

56 units! Amazing returns.

How did you find this deal and how did you negotiate it?

Dreamstone Investments finds amazing deals. We have demonstrated our ability to be reliable and to close deals. Our property management company brought this one to us.

How did you finance this deal?

Agency debt, plus syndication

How did you add value to the deal?

Investor Relations, raising capital

What was the outcome?

An amazing solid deal that has thrown off great cashflow. Quarterly distributions

Lessons learned? Challenges?

Can't do this alone. A team is crucial. I am both a GP and an LP, meaning I invest my own money in these deals. Passively investing in these deals has been more profitable than buying plexes or sfrs.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes, see me for details.
