Single-family residence buy & hold investment.

Purchase price: $500,000
Cash invested: $30,000
Sale price: $660,000

2006 Built 4 bedroom, 3 bathroom. 5 acre property.

What made you interested in investing in this type of deal?

Seller was motivated. Property needed some light improvements including landscape

How did you find this deal and how did you negotiate it?

House was on the MLS

How did you finance this deal?

Conventional loan

How did you add value to the deal?

paint, carpet, and landscape

What was the outcome?

160,000 profit over a 3 year period. Lived in home during this time.

Very simple long term hold. No major issues
