FC Auction Site 1: no auctions

FC Auction Site 2: nothing in our markets

Expired short sale: Plymouth, MA 02360; run a value on this & tell me what you come back with. The property has been foreclosed, so it is not available but I think it is worth taking the time to run a value & talk about it. From time to time there are opportunities in Plymouth County (selling short sales in this market is brutal) but at times there is value. I think there was value here. It is especially worth looking at these listings when they sit with experienced agents & are available for long periods of time. As we discovered with the listing in Oxford  - there is a reason it sits, but sometimes it may just be an easy opportunity. 848 Piper Road Ashby, MA was such an opportunity, tough project to be sure but we made a good profit. Obviously in this case with this property we would only be looking for a wholesale opportunity or an extremely low risk renovation, but the fact is our business is dependent on buying properties where we are fairly certain we can make a profit; I think there was a profit to be made by making an aggressive offer on this listing while it was available. There is also the fact that since it was a short sale, there was very low risk and very little money gets tied up.

Xome: I will stop searching this portal; searching Xome is equivalent to searching Zillow - waste of time. Anything on Xome will show up in MLS.

Online Auction Site 1: Rich St. Online Auction: 6/20 - 6/22/2020 Reserve is too high: $132,000; good price for this property would be $76,000 - $90,000. *** TAX CARD & CMA ATTACHED ***

Online Auction Site 2:
71 Cottage St. Fitchburg, MA: bid is at $70,500; that is beyond our max price for this one.
