Numbers on househack in Tacoma WA

Looking to purchase this triplex and househack it. everything i have looked at the numbers work, but this is my first investment property as i just sold my single family home after 2.5 years of owning and walked away with 56k after everything was paid at closing. 

I am looking for feedback, also what types of things i should be asking since i cant see inside the home till i am under contract. 

I am currently running comps in the area, Anyone from Tacoma know this area?  Lastly, i will be staying in the 3BR/2 Bath unit and fixing it up while i live there and then once its done i will move out and rent it out. The other 2 1 bedroom 1 bath units are newly updated and rent is low; i will be raising the rent ( these number reflect the raise in rent and with me living in it.) The numbers are 100 percent better if i have all units rented, but these number cover 100 percent of rent.
