Purchase price: $99,500
Cash invested: $99,500
3/1 1 car garage, 1106 Sq. Ft. needed a roof ut otherwise turn key.
What made you interested in investing in this type of deal?
Price meet my Cap Rate, COC, and ROI requirements w/ only a new roof required, which limited buyers/offers
How did you find this deal and how did you negotiate it?
Drove by noticed new listing and contacted listing agent. Made my offer based on my required investment return criteria.

How did you add value to the deal?
Seller accepted my offer of 10% below asking price which more that paid for the roof
