Help w rental prop analysis

Hi all, i'm pretty new here and still working out how to use the calculators and how to analyze a deal! My first few times doing this, I got super negative numbers (no rehab; no HOA; included expenses for garbage, water, gas and electric). Then I tried it again and got wayyyy too positive numbers (didn't include any expenses bc the realtor says the tenants pay for that stuff and there's no HOA) lol. Where am i going wrong?

I'm not planning on buying this. Just practicing how to crunch the numbers for now.
