Investment Info:

Single-family residence buy & hold investment in La Puente.

Purchase price: $250,000
Cash invested: $250,000

Single Family renting out via Section 8

What made you interested in investing in this type of deal?

Long term renters. Always pay on time because the check is coming from the county. Renters take good care of the property because they do not want to lose the home they are staying in and because the county does yearly inspections and could take back their section 8 coupon.

How did you find this deal and how did you negotiate it?

Bought this home from my dad so it was off market and it also kept the tax rate low for me because of a direct family transfer.

How did you finance this deal?

Cash, no finance

How did you add value to the deal?

Full rehab to get the highest rent possible and to avoid having to service the rental more than needed

What was the outcome?

Great, has been fully rented at top rental value for the area and the tenants actually care for the yard and change out A/C filters and other little things at no cost to me.

Lessons learned? Challenges?

Everything worked out great, it is just hard to repeat this actual setup because the house values are more than double now in the area.
