Single-family residence fix & flip investment.

Purchase price: $109,000
Cash invested: $29,600
Sale price: $220,000

3 bed, 1 bathroom, 1090 square foot single family property built in 1986.

What made you interested in investing in this type of deal?

We are really familiar with the neighborhood.

How did you find this deal and how did you negotiate it?

We bought this at foreclosure auction.

How did you finance this deal?

Hard money.

What was the outcome?

As a standard principle we add value by giving entry level Buyers in our markets, a better product than they would otherwise find in the market. We typically get a premium to the market, which is disproportionate to the cost we incur with the materials & labor associated with the upgrades.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Alberto Sciola & Keith Shaw of LAER Realty Group; these guys are fantastic!!! They are the best distressed realty brokers in all of Massachusetts.
