Investment Info:

Single-family residence buy & hold investment.

Purchase price: $260,000
Cash invested: $1

The seller approached me directly. Purchased for 260K with an ARV of 440K. The house ended up being a studs out gut job. Way more than I would normally want to take on. But it is a good opportunity to start basically from scratch and make it right. We are vaulting the ceilings, adding a master bath. We're going for a mid-century vibe. It will be like a new home when finished. This was the worst house on a nice block and it feels good to be contributing to the good of the neighborhood :)
