BRRRR Pro's, help me analyze this deal!
One thing in specific will probably jump out at you (I won't say what it is!) as being "out of whack". I also plan to self manage, then probably sell after two years to avoid capital gains. This property is 60 years old and in a nice neighborhood, located within 1/4 mile of two private schools and a university. It needs a "better" quality full cosmetic rehab, plus a little more work. Never price yourself into managing the property unless you like having an additional part time (+) job. Doesn’t matter that you’re going to start off doing it, matters that you haven’t paid yourself even the going rate to do it. Is your time not valuable?
