Okay, @Thomas Marvelle. If this property is listed for $575k and has been on-market for 130 days, why would it go up in value after you bought it? If anything this suggests that its value is lower, not higher. Looks like there are a bunch of identical properties right there. What did they actually sell for?

Offer $450k, see what happens.
