Renovation and sale of personal residence.

Investment Info:

Single-family residence other investment.

Purchase price: $450,000
Cash invested: $45,000
Sale price: $630,000

Personal residence which I renovated and sold.

What made you interested in investing in this type of deal?

Increase value before selling.

How did you find this deal and how did you negotiate it?

Real estate agent found it.

How did you finance this deal?

Personal loan.

How did you add value to the deal?

Renovation of kitchen and bathroom. New paint throughout and re-finishing of floors.

What was the outcome?

Good. Happy with result.

Lessons learned? Challenges?

Be careful of realtors you hire. The first realtor, Dan Rochon, had the house on market for 88 days with no worthwhile offers. The second realtor, Earle Whitmore, sold the place in one week.
