Small Multifamily - What I Learned

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Milwaukee.

Purchase price: $245,000
Cash invested: $30,000

This was my 1st buy, fix, and hold property. (I made every mistake you can think of during the fix, from breaking budget to exceeding timeline) But in the end - HUGE learning experience (wouldn't change it), it's a beautiful property and is now simply a keeper for my son's education. In 15yrs he can go to any school he wants. Cash on cash is 0%. Cash flow $0. It pays for itself. Learned from this one and made the necessary adjustments and made big gains on the next property... check out the notes on my 2nd property.
